Nine floors at 360 Anchor Green, spanning more than 200,000 square feet, now house the Boston Consulting Group’s new Chicago headquarters.
The space features multiple interconnected staircases that span the nine-story workspace that serve as the centerpiece of the office. Prior to mobilization of interior construction, the contractor coordinated with the core and shell builder of 360 North Green to leave selected structural bays open, a strategic decision that allowed future stair openings to be pre-identified and constructed without costly demolition or rework, saving time and money.
Crews also took advantage of the core and casing contractor’s tower crane to hoist large, heavy fire shutter equipment into the building before the curtain wall installation was complete. This advanced approach eliminated the need to remove the glass or mobilize a secondary crane, which would have been the only alternative for equipment delivery. Early procurement efforts for long lead items also ensured that all fire shutter components were in place prior to curtain wall closure, maintaining schedule continuity and preserving the integrity of the building envelope.
Although the project was originally expected to take 12 to 14 months, it was strategically compressed to 10 months to reduce overhead costs and mitigate potential risks associated with prolonged construction. The start of construction was moved from November to January in part to ensure that installation could continue on high-end millwork components sensitive to weather fluctuations. Project leadership also ensured that the building’s mechanical systems were fully functional and that the space was properly conditioned before any custom materials were installed.
Despite facing a shortened timeline, the teams delivered the project on time and under budget in October 2024.
