This off-campus student housing community, comprised of three separate buildings connected by cell bridges, is located a short distance from the Indiana University campus.

Totaling 700,000 square feet, the Standard has 1,064 beds in 439 units ranging from a mix of studios to five bedrooms, all with 9-foot ceilings. A 33,000-square-foot outdoor space includes a pool and spa, an outdoor jumbotron, grills and fire pits, while another 30,000-square-foot indoor package includes a sauna, gym, sports simulator, climbing wall, game room, studio. areas, dog park, indoor basketball court and pickleball courts.

Modifying the project into three individual buildings allowed the team to take advantage of the sloping terrain and reduce the mass of the project. Each building was treated as its own entity with its own superintendents and three teams of dedicated subcontractors.

When contaminated soil was discovered while excavating for the foundations of Buildings 1 and 2, the team overexcavated up to 10 feet and added additional caissons to support the foundations. Although the unexpected challenge added 72 days to the schedule and approximately $2 million in costs, the project delivered one day early and $13,000 under budget.
