With three separate types of construction incorporated within the Mixed Neuhoff Mixed Use Development Project, as well as independent equipment and a connected place and a utility package, Je Dunn’s experience that manages large complex projects would be critical of global success.

The project was divided into four blocks, with a global cost of $ 387 million and 1.1 million square meters of finished space, as well as an additional 900,000 square meters for the parking garage.

Block 1 has an office building of 300,000 square meters, while Block 2 involves the adaptive reuse of a 1900 era concrete and masonry building, which includes 160,000 square blocks 3 and 4 comprises 567,300 square meters of residential space, including 542 units, a garage of 2,100 cars and 70,000 SQ FT of commercial space.

These blocks are interconnected with outdoor spaces that improve the viability and commitment of the community.

It is necessary to achieve the goals of proforma of the independent projects, the aspirations of the design were maximized and the budget combined, according to the entry of the competition of best Je Dunn projects. Adding complexity was the hiring through the challenges of climbing and post-paid hiring. Despite these challenges, the contractor was able to maintain a global climb up to only 1.5%.

Throughout the construction, Je Dunn managed simultaneously various workloads and various types of projects, including the logistics of three teams and four tower cranes through only two access points while tied by one river to one side and a public greenway to the other.

In addition to maintaining the quality standards of vision and quality established by the project owner and the design team, Je Dunn completed the housing units before the calendar, allowing Neuhoff to start leasing these units beforehand three months before the calendar. In addition, the early completion of the parking garage below the housing units offered an accelerated car park for office tenants, which added to the early and pre-lease advantages.

A focus on the historical conservation required key elements of the original place, including the reuse of brick two buildings above the parking structure, thus encouraging a perfect connection between the various components of the development. This spirit also led to the adaptive reuse of the slaughterhouse building.

The project team incorporated sustainability efforts into the construction process with prefabricated and prefabricated materials and elements. These included forms of concrete, blockade, plume and electrical systems and framing and ceiling elements. The approach led to a reduction in scrap and amounts of waste.

With the contractors and design companies emphasizing sustainability, the project obtained Leed Gold for Bloc 1, while Bloc 2 won Leed Silver.

The performance of Je Dunn obtained kudos from the owner of the New Deal Properties project, who said that the contractor “proactively addressed countless design and construction challenges, helping property to satisfy quality parameters, programming requirements and budgetary restrictions despite the pandemic and post-paid market conditions.”
