The team erected the tower of 460 feet in the place of Manhattan tight

The Moinian Group aims to offer a new development to the development of the historic financial district of New York with Aria 7 Platt: a combined residential and hotel structure of 38 plants. As a project that includes luxury apartments with some affordable housing units, it faced strict installments that challenged the design and construction team to develop a plan that would help accelerate Aria 7 Platt in the market.

The design and construction team has been engaged in the project since 2018. Ultimately, the Plan landed in a 250,000 -square -meter tower, with 38 floors with 250 apartments, including 75 affordable housing units and 175 market units. The project also includes a 172 -room hotel, located inside the seven -story podium. The 30 -story tower on the podium, which is 460 feet above the street level, houses the residential part of the project.

Directed by Titanium Construction, Foundation Work was underway in 2023. The calendar allowed the Moinian group to take advantage of the New York City 421-A program, which provided tax reductions to multifamily housing projects that include affordable housing units. The program expired by 2022, turning Aria 7 Platt into one of the last of the program.

“Once completed, Aria 7 Platt will offer an unmatched life experience in the most historic district of New York, combining the rich architectural nuances of the region with luxury units and the accompaniment spaces,” said Joseph Moinian, founder and CEO of the Moinian group, in a statement. “As the last project of this type that took place within the framework of the 421-A program, this 250,000-square-meter building brings 250 luxury residences to the FIDI [Finanical District] Community, a region that continues to evolve to a well -sought after residential market. “”

The building’s design team was led by Hill West Architects and Rockwell Group. The hotel’s interior design was led by Fograte Finger. Ten Huang, associated with Hill West, says that the project aims to respect the context of the New York City’s financial district, while also recognizing that the neighborhood is evolving.

“The financial district is famous for office buildings, but in recent years we have begun to integrate a lot of residential development within the financial district,” he says. “Architectural design is a residential use, so we would like the building to do not compete with the appearance of the commercial office building. Instead, we try to soften it. We try to make it more respectful of residence and hospitality.”

To segregate residential and hospitality users, separate entries were created on Platt Street. Huang says the entrances were located next to Platt Street because it faces a small friendly square for pedestrians surrounded by coffees and restaurants. At John Street, which is the opposite side of the building, the neighborhood has a more commercial feeling, so detailed spaces were placed at the ground level.

Each entrance has a double height lobby with separate elevators for residents and hotel guests. To help provide more “light and air”, Huang says the hotel rooms were designed around a four -storey patio, with a width of 36 feet wide and 46.5 feet long.

Specific considerations

The reinforced concrete structure is made up of a flat -plate concrete plate in the square supported by reinforced concrete columns and shear walls. This creates a combination of reinforced concrete shear walls and the action of the frame between the flat plates and the columns. To provide adequate lateral rigidity and minimize the architectural impact, a high strength concrete of 12,000 PSI was used at the lower levels and 9,000 PSIs were used at higher levels. An output system and belts occur on the 24th floor.

After Titanium Construction completed the foundations and brought the structure to the earth lands, Aecom Tishman took on construction tasks in October 2023. Given the restrictions on a tight place in a busy area in Manhattan, the specific work presented some of the project’s biggest challenges, says Mike Priteula, responsible for the Aecom Tishman project.

During the concrete days, the crews had to close the Calle Platt and feed all the concrete trucks next to Platt Street. Materials, such as Reinforcement and Formks, were chosen in a loading area on John Street. It was poured up to 300 C concrete by land, served for up to 30 concrete trucks. The column and the pure wall of the wall could require approximately a half day of street enclosures, while the soils required day of day stops from 6 to 18 hours, there were no partial dumps. The typical floor plates were poured into a three -day cycle. No activities were required at night.

Due to spatial restrictions, the concrete contractor could not establish a stationary bomb inside the building. Instead, the team used a concrete placement boom and a mobile pump. The bomb could be set on the street on dumping days and was dismantled and stored in a blocked lane on days that cannot be done. The strategy allowed the team to release the logistics space and the delivery area on the days other than the well.

“The concrete contractor did a phenomenal work to create a temporary dyed structure so that the sidewalk south of Platt could stay open,” says Pritla. “They would completely wash it. There was never a problem with concrete splatter. The target was whenever at the end of each day, [pedestrians] I would have no idea that we had been there. “

The adjusted place did not offer any disposition area, so the concrete contractor used terraces on the seventh floor, above the podium, to temporarily store and create cages to receive.

The concrete work was completed in a period of nine months from February 2024 to November 2024. A total of 13,900 kilometers of concrete was poured into the project.

Due to the narrow logistics of John Street, the loading dock had to be extended to the interior of the building on a massive temporary platform, which was deployed from the low elevation of the ground floor slab. The double polypast had to be located on the board of John Street due to the lack of logistics space on the sidewalk of John Street. The placement required the team to coordinate the temporary openings on the podium slabs. The crane of the tower also had to be located closer to the interior of the building, as there was not enough space to place it on the sidewalk of Platt Street. The placement of the tower crane required temporary openings on the third floor.

As the structure took place, the installation of the curtain wall began, which also followed a calendar of about nine months. Pritula says that the team had to focus on the closure of the portion of the residential tower before the podium due to the time restrictions associated with the needs 421-A.

Stacked to succeed

Pritula notes that one of the greatest benefits of project design is that most plants accumulate with identical plans. On the upper floors, the flats plans are larger. Within the podium, there are more variations, including some larger spaces.

“When the apartment tower is stacked at the top of the podium tower, a 10 -foot transfer beam is used and the structural elements pass through the structure to the ground,” says Pritulla.

From a logistical point of view, Prite says that one of the most difficult days in the site was to coordinate the delivery of machines and engines for the elevators during the week of the removal of the crane. “This was a situation where we would risk having to dismantle and erect these engines in the place if we did not get them there when the crane was lowered,” he recalls. “Fortunately, everything worked by programming wise.”

With the tower closed, Pritual says that the team is focused on the end of the podium and fitting the residential tower. In addition to the apartments, crews will complete interior infident spaces such as a gym with a rock increase wall, a library, work pods, living rooms, private dining spaces with access to the outdoor terrace, a virtual play area and reality, laundry and community cuisine to entertain. The building’s outdoor spaces include a rooftop Sundck, a movie lounge, barbecues, dining areas, outdoor fitness equipment, outdoor coworking space and a golf area.

Pritulum notes that the team has succeeded in maintaining the calendar successfully since joining the project in 2023 and is currently the purpose of substantial completion by the end of the year. “There is still a lot of work to do,” he says. “For the past three or four months, we have had approximately 250 workers on the site.
