UVa launches developer-led student housing project

The University of Virginia will use a developer-led design-build team to build three new residential buildings totaling 310,000 square feet in Charlottesville. Capstone Development Partners will lead the university-funded project, which will be designed by Elkus Manfredi Architects and built by a joint venture team from McLean, Va.-based Hoar Construction and Richmond, Va.-based Hourigan.

Scheduled for completion in the fall of 2027, the complex of apartment-style units will house approximately 780 upperclassmen in the Emmet Ivy corridor, a 14.5-acre gateway that already includes a hotel/conference center and several academic buildings. In addition to the three five- to six-story residential buildings, the project will include a 19,000-square-foot dining and retail component.

The new housing is one of several initiatives underway as part of a 10-year university plan launched in 2019 to improve facilities, student services and research programs. As part of the goal of housing all freshmen and sophomores on campus, the Emmet Ivy complex will complement Gaston and Ramazani Houses, a two-building, $114 million project completed in 2024 by the team of Elkus Manfredi and Barton Malow Builders.

Other notable construction projects include the $60 million, 61,000-square-foot School of Data Science, also located in the Emmet Ivy Corridor and completed in 2024 by Gilbane Building Co. That same year, the university celebrated the reopening of its library after a $141 million renovation led by Skanska.
