As one of the first cross-laminated timber (CLT) office buildings in Los Angeles, 843 N Spring Street adopts biophilic, low-carbon office design.
This adaptive reuse of a former low-rise commercial building maintains the existing parking while seamlessly connecting the office spaces and the exterior through outdoor circulation spaces, a terrace and balconies. Due to the steep slope of the site, the building is divided into two volumes to give way to the stepped vertical garden courtyard in the center. The team made significant structural improvements to the parking structure, cutting the slab and upgrading the existing building’s foundation and columns to support the new building.
Working entirely within the existing building footprint on a tight urban site with zero rest area, the team maintained vehicular and pedestrian access for surrounding residents as well as access to the station by subway from nearby Chinatown. A tower crane was placed at the center of the project and the team coordinated extensively with LA Metro during its installation and use.
