Chicago Builder expands modular pipeline

A chicago out -of -site construction company is increasing its production to meet the demand for faster and more affordable development.

Modular Z, the out -of -place building arm of Zekelman Industries, a steel pipe maker and recently called Nate Arnold as new PresidentAccording to a statement from the company.

Arnold, who brings two decades of experience in building and real estate development, has recently served as a Senior Vice President in Brookfield Properties, a commercial real estate firm in New York, according to his Linkedin profile.

With eight modular developments already completed and 10 more in the pipeline, Modular Z has a great boost as Arnold enters the paper, according to the company. His appointment follows the promotion of the former Modular President of Z Mickey McNamara to the President of Zekelman Industries.

Construction division: What sends Z Modular and how do you differ from other builders out of place?

Nate Arnold: M Modular is a fully integrated commercial real estate developer, driven by the idea that there is an important space for the improvement of the industry, a belief that I think many would agree.

We approach the efficiency problem by taking advantage of the background of our parent company in the production of products based on steel and PVC. These products, such as structural tube steel, electric duct and water pipe, are very repeatable. To be profitable, it is not enough to make them, a volume with constant quality must be made.

M Modular was founded in the basic philosophy that the resulting shortages and challenges of accessibility, in the commercial real estate space could be resolved with a more industrialized perspective.

Which sectors do you go to, where do you see the most growth?

Due to the shortage of homes in almost all major markets, residential development has the highest potential for a higher efficiency product. Multifamily residence, in particular, benefits from logical modular sizes that align well with standard designs and can be sent efficiently across the country.

Related sectors, such as hospitality and student housing, will also be natural areas of growth, although the immediate need for these markets is not so sharp.

In the future, we can evaluate how to effectively deliver other types of products, but housing is definitely our goal for the predictable future.

How does it help integrate the design, manufacture and construction of controlling costs and schedules?

I had a head at the beginning of my career, which was hit by another report on some problem we had found. Your comment was: “Nate, do you want to report the news or make the news?” It has become a mantra for me to constantly look at not only what is in my own way, but also how to get problems.

Many times, developers using traditional models have referred to the process as “pasture cats”, and even some of these proverbial cats have their own cat. It is difficult to keep all parties aligned when there are competitive interests. Although our production plants are very efficient, they can produce two square feet of finished product for every hour of man, it is not all that is delivered to deliver a multi -family apartment building.

Z Modular has created construction equipment at the site to improve our ability to control all the variables that affect the delivery of the project, including the development of internal capacities in various trades. We really want to have the maximum direct influence possible.

What does it help to adopt modular construction to gain traction?

In fact I think their heads of industry encourage developers to look at alternative methods.

Regulatory reviews can be black boxes, with any necessary changes in each project. Time sensitivity makes faster deliveries more attractive.

Developers must also respond to market rebounds in relation to the supporters clubs. Being faster in the market of a more predictable fashion and, therefore, less risky, is a competitive advantage, as Z Modular offers both us and third party members.

What involvement is Z Modular in development beyond manufacturing?

We are both a seller and a full partner in the real estate process. Zekelman has used the development of his own portfolio both as a long -term investment strategy and as a R&D laboratory for the products we offer to our partners.

We can also offer various services, from complete services to the production of modules. In the coming years, we will have an incredibly strong offering of multi -family buildings and produce 5,000 units or more each year.
