Construction division: How did the decision to use massive wood?

Carter Schmid: It was something that the city included in its RFP from the outset. It is something that really grows here in the south -east and also very popular throughout the country. But I think people have seen it mainly on the west and north coast -the United States

Its purpose for the building was to be a sustainable building. So we got Leed Gold and Well Gold. The wood was a large part of this: they wanted the building not only to be sustainable, but also a place where people wanted to come to work.

Mass wood construction requires specialized knowledge. How did the team treat this?

We have had experience with Mass Timber, who definitely had a great factor in our success for this work specifically.

But, I would say with massive wood, the big one is early coordination and understanding what the final aesthetics is.

For Brookhaven, they did not want to see many mechanical, electric and plumbing systems. They wanted as much of the exposed wood possible. What it meant for us next to the construction was a lot of coordination efforts on the front, before the wood was manufactured and sent to install.

We have a very robust VDC department that allowed us to differentiate us and support us in them to help us in this coordination process, as well as our wooden manufacturer, Binderholz. Providing these MEP trade partners and also fire protection, allowed us to coordinate our entire MEP very soon in the project.

It was a bit different for everyone, especially our commercial partners, but everyone jumped to the opportunity and worked diligently to get everything to coordinate and plan much earlier in the process. Ultimately, it made the erection, the production downstream of the work, much smoother, having these decisions before and this coordination made previously in the project.

What were some challenges you had in the construction?

We knew it would be a challenge very soon in the project, only that the place was very dense. It was something that we were lucky enough to work hard with Binderholz and really to understand the manufacturing process they implement, so we could help to better coordinate which pieces were sent in the containers.

They are obviously trying to maximize the amount of material they send in a container. Working with them to understand what pieces came, but then going as deeply as understanding what pieces and where they were in the container, so we could be better prepared when they arrived at the place, in front of the double manipulation. We wanted to minimize this as much as possible.

Taking this immersion deeper into more than: “Okay, we have 20 trucks. These are the pieces of each truck. This is how they are sent there,” the team really helped prepare -at infinitely better and maintain the rate of erection throughout the project.

Mass wood can be hindered by building codes. How did the JV prepare for this?

We started coordinating with the Fire Marshal for the Brookhaven City, as well as the County of Dekalb, very soon in the project.

The first meeting was simply explaining what we did and what the project was, and then it was a constant communication through the whole process with them, to ensure that they understood the different fire safety measures in the building.

Fortunately, there is a great profit called Woodworks, which does a lot of work to help construction officials understand the codes and how the wood is classified and how the fire grades can be maintained throughout the building used.

It was really a collaborative effort with city officials for all of us, perhaps spending a little more time together and arguing with what we were against and ensuring that everyone knew and understood what we were doing and what was applicable to our workplace.

What was the hiring of labor for this type of massive wooden work?

It actually went very well. We were very lucky.

Usually, with the construction of a concrete building, there are many more operations involved as the structure goes from a formation aspect, a reinforcing aspect and potentially post-tensa.

For wood, we were able to use almost all of our carpenters we had and had experience in concrete, as well as some of our steel erection users, and a kind of combination of these crews together to really make a successful erection team.

Therefore, the experience of steel boys and their erection processes for steel, which are very similar, together with the experience of our carpenter and the way of work made a perfect process.

We really did not fight with the side of the erection. Everything goes well. It is manufactured with such narrow tolerances that it benefits the side of the erection.

There are no challenges to find the right people to erect it. He had just discovered the appropriate pieces in each crew so that they could maximize their efficiency.
