Mace has been appointed to work on the redevelopment of Lansdowne House in London’s Mayfair.
The company has been appointed under a pre-construction services agreement by developer Co-re and asset manager Audley Property.
The 10-storey office scheme will offer workplace, retail and a premium restaurant. It will take up the entire southern end of London’s historic Berkeley Square in Mayfair, replacing a post-modern 1980s office building.
Designed by AHMM Architects with a “long-life, loose fit concept”, the new building will be constructed with a swing frame structure, allowing for large floor plates and a centralized core that can be adapted and reused in the future for adapt to change without requiring wholesale demolition of the building.
Windows that can be opened will provide fresh air, with floor-to-ceiling heights that maximize daylight, and an enhanced public space with pedestrian zones will connect Lansdowne House to Berkeley Square.
The redevelopment will also feature new amenities, including an outdoor rooftop deck that incorporates greenery and biodiversity, and balconies on each floor with views of Berkeley Square. The basement will have 480 spaces for bicycles with showers, lockers and changing rooms.
The project aims for BREEAM Outstanding and Well Platinum ratings to promote sustainability and improve occupant wellbeing.
The enabling works have started on site, with the project expected to end in 2028.
Global asset manager Blackstone has agreed a pre-lease for the building to become its new European headquarters.
Mace previously worked with Co-re on the redevelopment of Stonecutter Court, a 13-storey office project in London.
