Dive brief:
- The Chambray Hotel, a newly constructed, $30 million Hyatt property, is coming to the northern Atlanta suburb of Roswell, Ga. Swinerton announced last week as the general contractor for the project.
- The 125-key property, one of the first boutique hotels in downtown Roswell, is being developed by a joint venture of DSM Real Estate Partners and Garage Cap.
- The property joins a long list of hotel developments underway or planned in the greater Atlanta area. The city has one of the largest hotel construction pipelines in the country, according to Lodging Econometrics.

In addition to luxury rooms, Hotel Chambray will feature multiple dining options, including a ground-floor restaurant and a rooftop concept, Swinerton shared in a statement obtained by Hotel Dive.
The boutique hotel will also include 1,300 square feet of flexible meeting and event space, a fitness center and a 24-hour market.
According to Swinerton, the property’s design is inspired by the area’s historic vernacular mill, but also includes contemporary touches such as artwork by local artists and artisans.
The hotel is one of many being built in the greater Atlanta area as travel, especially for transient and group business, resurges in the market.
Atlanta followed Dallas with the second largest pipeline of hotel construction in the US in the fourth quarter of 2023, according to Lodging Econometrics. Atlanta set its own record during the quarter with 151 hotel projects, or 18,730 rooms, in the pipeline.
Demand for boutique hotels, in particular, increased in 2023.
Other notable hotel projects in the Atlanta area that have recently been completed include the Hyatt Centric Buckhead, the 230-room Kimpton Shane Hotel, the Margaritaville Vacation Club by Wyndham and the Nobu Hotel Atlanta.
Earlier this year, the 976-room Signia by Hilton Atlanta, the city’s largest hotel development project in 40 years, also opened.
