A major building design trend in Camden is “the emergence of mixed-use developments and residential townhouses [that cater] to the city’s strong employment base,” says Manzoni. This trend is driven by the city’s “historic focus on providing large corporate entities based there [as well as] educational and medical institutions, which drive demand for workforce housing.”
“Navigating the challenges of mixed-use developments and residential townhouses in Camden involves addressing issues such as parking requirements, utility connections and the incorporation of different architectural features,” he says.
But the creation of Camden’s Business Growth Development Team is helping developers manage applications, monitor project delivery and facilitate communication between builders and city officials, he notes.
Major healthcare and educational institutions, such as Cooper Hospital and Rutgers University-Camden, are also growing with a “sustained positive trajectory” outlook, Manzoni says. Camden is on the verge of “significant growth” next year, he says.
