Originally built in 1918, The Culver Studios lot that houses this confidential client’s new mixed-use campus played a key role in bringing such beloved hits as “Gone with the Wind” and “The Wizard of Oz”. The 14-acre campus was redesigned through this 216,634-square-foot tenant improvement project, which was completed on time and on budget in August 2023.
The work spans two four-story buildings, Buildings J and O. Building O includes a 100-person training room on the first floor and is home to the Thursday Night NFL broadcast room Football on the second floor. The first floor of the J Building, which is filled with specialist rooms, is a 28,600 square meter multi-functional space that features Dolby-certified recording studios and podcast rooms.
The campus was occupied and would remain open throughout the project. However, the client expected to start using new spaces as they became available. A multi-phase approach allowed occupancy as floors were completed.
Noise mitigation was also crucial and the team had to navigate within limited hours to work hard. Teams were closely coordinated to ensure no noise disruptions occurred.
