The tallest residential tower in Idaho is 26 stories. Located on a compact site at 12th and Idaho that was once occupied by a parking lot, the concrete core tower is clad almost entirely in glass with panoramic views of the city. It includes 18 residential levels, ground floor retail, seven levels of parking and a two-level rooftop deck.
As one of Boise’s first luxury high-rise residential towers, Arthur addresses the city’s urgent need for increased density and expanded housing options while helping to revitalize the downtown.
To meet the project’s aggressive two-year schedule, the team agreed to release key project packages prior to design development and construction documents. Exterior wall, elevator, MEP and concrete systems were procured directly from the schematic design documents.
Although a post-tensioned concrete structure is common in other markets, a tower of this type had never been run at this height in Boise, and a five-day deck placement cycle was critical to keeping the schedule. A Talon Wall system, which is a hybrid of curtain wall and window wall, was another first for the city. The contractor brought in a trusted installer from Chicago who hired local hardware and glaziers. In total, the team completed 100 units per floor in four days. Executing the structure and closing on schedule also allowed for a stable five-day domestic trading cycle. This team-wide coordination effort allowed what was originally planned to be a 30-month project to be completed in just 26 months.
