The Dallas-Fort Worth office market is down, but not dead, Weeks says, with some mostly pre-leased Class A projects under construction.
Hospitality work is slow and multifamily has leveled off, but the industry remains active for now and data centers remain in the red. Advanced manufacturing is growing and the health, infrastructure, higher education and life sciences sectors are stable. Niche adaptive reuse projects are also more common.
Escalation of costs generally moderates, but prices do not decrease. “Much of the AEC community now seems to be using more discernment about what projects to pursue,” he says. “Now there is less interest in applying resources to projects that do not have a defined start date or committed funding. We see business partners and even vendors asking about financing arrangements for a project before engaging in pre-construction or estimating activities.”
At the same time, “General contractors and trades seem to be busier than most homeowners realize,” Weeks says. “The AEC community can operate with a higher level of portfolio diversity.”
