
Adolfson & Peterson Construction (AP) recently broke ground on a 14.9 ha (37 acre) industrial facility located less than one kilometer (mile) from Interstate 35 in Round Rock, Texas.
The class A industrial development project of the national logistics promoter, IDI Logistics, will consist of five speculative buildings for a total of 43,272 m2 (465,786 square meters) which will be built in two phases.
AP will construct the buildings and perform the tenant finishes. Phase 1 is scheduled for completion in the fall of 2023. AP site work includes site paving, retaining walls and landscaping.
The Sunrise Commerce Center facilities are being constructed as tilt-wall buildings, with specially designed differential slab systems. This technology offers warehouses, distribution centers, manufacturing facilities and data centers greater space flexibility while reducing maintenance costs.

The first phase includes three buildings with several common elements such as rear loading capabilities, light emitting diode (LED) lighting, early suppression rapid response (ESFR) sprinklers and adapted office space. The 16,274 m2 (175,170 square meters) Building A has 10 m (36 ft) of clear height, while the 5,507 m.2 (59,274 m2) Building B, and 7,083 m2 Building C (76,245 square meters) has a clear height of 9.8 m (32 ft).
Other project partners include 5G Studio Collaborative as architect and Pacheco Koch as civil engineer.
