Quadrangle Development Corp. has released plans for Potomac Overlook, a massive mixed-use, transit-oriented residential project to be built on a prime site near the Key Bridge connecting Rosslyn, Virginia, to Washington, DC’s Georgetown neighborhood, according to a Jan. 6 press release shared with Multifamily Dive.
The D.C.-based developer’s proposal includes slender towers designed to maximize public views of the Potomac River and the U.S. Capitol, according to the release. It also includes a network of green spaces, a 200-key hotel and 1,775 apartments spread over five buildings.
Development is planned for the 5.5 acres site of the former Key Bridge Marriottwhich was demolished in 2025 after it fell into disrepair, WTOP reported. Last year, the value of the vacant waterfront lot, which serves as the gateway to Arlington County, was valued at $47.5 millionaccording to ARL now.
There is strong demand for more housing in the area: Arlington has seen steady residential growth with limited new supply, per Quadrangle. His plans call for the parking lot to be located underground so the project can maximize publicly accessible open space, including bike and walking paths that connect to the Custis Trail and the multi-use Gateway Park, as well as seating, landscaping and art.
Quadrangle works as a development consultant on behalf of the lender Claros Mortgage Trustreported Bisnow, which holds the unpaid first lien mortgage on the land. The development team also includes architect DCS Design, civil engineer Vika Virginia, consulting firm Federal Airways & Airspace and land use law firm Walsh, Colucci, Lubeley & Walsh.
“This is an exceptional opportunity to activate an incredible property in the center of so much activity in Rosslyn and the entire DMV,” Christopher Gladstone, president of Quadrangle, said in the statement. “Our design invites the public to enjoy this unique waterfront property that offers exceptional views across the Potomac River and toward the nation’s capital.”
The zoning applications were submitted in late December and are going through county review, according to Quadrangle.
