With 13 floors of offices and six floors of services, this new 19-level office space spans a total of 500,000 square feet. The amenity floors include three furnished terrace spaces, a separate pet terrace, interconnected staircases, independent work spaces, training rooms and collaborative meeting spaces. .
Completed on time and on budget in September 2023, the project’s design takes into account the post-pandemic workplace and redefined office. The team chose a phased construction approach, with the first delivery of these 19 floors out of the tower’s 42 total.
A TAKT schedule, where construction activities follow a weekly jump to the next floor, allowed for a steady and consistent workflow. Completing work on one floor before moving on to the next also helped prepare workers for a successful start to each new week.
Electrical and mechanical designs were coordinated and verified prior to hanging the drywall with scheduled walk-ins and design. Strategies such as vacuuming only to reduce dust and debris, all equipment on wheels for mobility and safety, and just-in-time deliveries helped keep the site clean and tidy.
Extensive communication and coordination allowed the team to stay ahead of any design changes during site reviews. The Individual Distribution Frame (IDF) rooms required an additional level of scrutiny and timely delivery to ensure that all programming and security tasks could be completed before the customer moved in.
