Skilled labor constraints and supply chain volatility pushed the project team behind this new build to rethink traditional project sequencing. By restructuring how the work was planned and executed, the team says it saved $6 million in project costs while shortening the speed-to-market timeline by four months.

“We deployed a non-traditional construction sequencing, with the building constructed simultaneously from Level 2 down (podium) and Level 3 up (tower) to maximize labor productivity and parallel workflows,” explains Barton Malow Vice President Larry Arndt. The pre-fabrication of almost 25% of the hospital facility components, including enclosures, MEP equipment, MEP racks and patient bathroom pods, was a major factor in saving time and reducing on-site risks.

Covering an area of 650,000 square meters, the facility will help expand healthcare services across the region, with 226 beds, 19 postnatal/antenatal beds, 12 NICU beds and 10 operating theatres, along with two dedicated caesarean sections, as well as a streamlined ambulance intake and a heliport.

A close collaboration united all the elements of the project. “Specifically, the Big Room strategy allowed the team to bring all trade partners together ahead of time for regular site walks and address construction, challenges, labor production and design changes in real time. This proactive communication ensured that all trades were included in the process,” adds Arndt.
