The delivery of nearly 50 affordable units for seniors required the project team to address complex challenges, including unforeseen underground conditions such as remains of a buried historic foundation, an underground storage tank and contaminated soils. Work was carefully resequenced to address these conditions while maintaining progress on critical path activities. The integration of slab installations, vapor barriers, and radon mitigation infrastructure required precise sequencing and coordination, while the site’s location within a designated floodplain required the team to collaboratively develop a modified first-floor structural and enclosure approach that included the integration of flood ventilation in key ground-level areas.
Organized as a four-story residential building, the project balances durability, efficiency and resident comfort through a Type 5A timber structure designed for long-term performance and cost-effective delivery. Sustainability is integrated at both the building and community scale, guided by high-performance design features such as a green roof and solar panels.
