Located on a 5-acre site along the Cumberland River, this $284.4 million, 1.2 million square foot mixed-use project required adaptability. Initial site investigation revealed an undocumented sewer tunnel about 15 feet below the tower footprint. Drone inspections and ground monitoring systems assessed the condition of the tunnel, then the foundation system was redesigned to mitigate the risk without delaying vertical construction. Features include a 27-story luxury residential tower, a six-story Class A office building, more than 50,000 square meters of retail and restaurant space and a four-level underground parking garage with 1,050 spaces. A central plaza and 2-acre commons integrate art installations, restaurants, and retail, while Bluff Landing extends toward the river with greenway access, open lawns, and an observation deck.
The site was bounded by the river, active roads, overhead power lines and a nearby railway line, leaving a limited footprint that limited lay-by space and crane operations. Just-in-time material delivery, expanded prefabrication and self-climbing shear wall formwork systems minimized reliance on cranes where movement was restricted by overhead installations.
