Although it will serve as a traditional bank and office, this four-story, $25.86 million Class A office building features high-design elements woven throughout, from a glass curtain wall system curved and wood paneling to European stone and a living plant wall. Located on a restricted one-acre site, the building is also surrounded by several easements, including a canal, the area’s personal transit system, a fire lane, utilities and a freeway ramp . This required close coordination and meticulous planning, especially in the final utility connections.
For the underground garage and foundation, the team had to consider the site’s unique soil conditions and 100-foot depth requirements. All 124 pier supports, ranging in diameter from 24 inches to 42 inches, had to be fully covered, while a 2-foot gap system will help mitigate the risks of soil settlement and potential damage in the underground infrastructure. With no rest area, crews sequenced work and material deliveries, limiting on-site material storage to no more than three days per trade. The stone for the project was sourced from quarries in England but had to be manufactured to exacting specifications before being imported and delivered to the job site. The exterior stone corners were designed with a peculiar miter and individually numbered for precise placement along the facade. As for the interior stone, it was mounted on a radius to fit the curvature of the building.
