First built in 1983 as Energy Plaza, this 49-story, 1.2 million-square-foot office tower has been transformed into a mixed-use property of 293 luxury apartments on the upper floors and 450,000 square feet of Class A offices below. with independent entrances and unique lobbies for each use.
This redesign preserved the original 30-foot lobby height and replaced the solid walls with a curtain wall to open the lobbies to natural light. Complex structural adjustments were required to accommodate new amenities and significant modifications to mechanical and parking systems.
To accommodate the designated parking areas in the design, the existing office floors were transformed into parking levels. A secondary structural engineer was hired to review the plans and led extensive collaboration in the sequencing of steel installation and concrete demolition activities to ensure the structural integrity of the building. In one case, a column that could not be touched was only 5 feet from a parking ramp.
The design also called for removing glass from each of the three points of the triangular building on nearly every floor to create balconies. This required precise coordination and skilled labor to remove the windows safely. Meanwhile, to install a pool on a raised deck that was once a roof, crews first had to take core samples to confirm the strength and thickness of the existing slabs. Despite these challenges, the team delivered the project on time and on budget in February 2024.
