London Bay Development Group announced Sept. 23 that the second of two 22-story Ritz-Carlton Residences towers in Florida’s Estero Bay is complete, completing the vertical construction of a $458 million high-rise project in Bonita Springs.
Coastal Construction estimates the construction cost of the two towers at $458 million and the total development cost of Saltleaf at $750 million. The towers total nearly 1.93 million square feet and contain 224 residences within the 500-acre waterfront development.
Construction on the 838,335-square-foot north tower began on June 10, 2025, according to Brion Salatino, Coastal Construction’s senior project manager. The completed south tower spans approximately 1.09 million square feet.
The towers use deep-cast pile foundations and post-tensioned concrete structures, with large-format glass, expansive balconies and construction systems designed for Southwest Florida’s coastal conditions. Salatino says building the north tower immediately adjacent to the completed and occupied south tower requires the team to maintain large-scale construction operations while protecting resident access and safety.
Managing tolerance is another challenge, says Salatino. Custom cabinetry, stone, millwork, large-format tile, wood floors, and glazing leave little room to absorb dimensional variations between the concrete frame and finished residences. The team is using building information modeling, surveying, large-scale mockups, field verification, and multi-trade quality control procedures to manage these interfaces. The team must also incorporate selections and modifications from individual buyers as work progresses in a high-rise, production-driven schedule.
Arquitectonica is the architect and McNamara Salvia is the structural engineer of record. Allen Concrete is performing concrete and masonry work, while Power Design is handling electrical and HVAC work. Other major subcontractors include American Plumbing, Coastal Fire Protection, Stowell, Sigma Marble & Granite, Stone Systems and Spectrum Kitchens.
The South Tower was inaugurated in March. Coastal is targeting an interim certificate of occupancy for the North Tower on May 31, 2027, followed by a final certificate of occupancy on August 27.
