StreetLights Residential and Mitsui Fudosan America have teamed up to develop a 20-story luxury multifamily high-rise in Dallas, according to a press release shared with Multifamily Dive. Construction is scheduled to begin this month and finish in 2029.
The 365-unit development, located at the southeast corner of Park Lane and U.S. Route 75, includes studios and one-, two- and three-bedroom apartments ranging from 505 to 1,707 square feet, according to the release. It doesn’t have a name yet, and the developers can’t disclose the cost of the project, a spokesperson told Multifamily Dive in an email.
The plans include structured parking, retail and hospitality services, including:
- Resort-style pool, outdoor grills and entertainment stations
- Espresso and coffee shop
- Gym with infrared sauna and cold immersion
- Large coworking room with private offices
- Billiard room, private dining room, bar for residents and lounge
- Ample outdoor entertainment spaces
- Secure bike storage and rental warehouse
- Pet wash with dryers and private pet relief areas on all other floors
- Destination shipping elevators
Located within walking distance of The Shops at Park Lane and close to NorthPark Center, Whole Foods, IKEA and a variety of restaurants and coffee shops, the project reflects the Dallas-based company’s “commitment to design-forward, elevated living in walkable, amenity-rich environments,” said Greg Coutant, senior vice president of development for StreetLights Residential.
“The building will provide a seamless live gaming experience while providing immediate access to shopping, dining and everyday amenities,” Coutant said. “It will also advance the revitalization of the Park Lane corridor as one of Dallas’ most dynamic mixed-use districts.”
StreetLights Creative Studio is the design architect and interior design for the project, while Dallas-based Garrison/Jones is providing the landscape design, according to the spokesperson.
The building’s H-shaped configuration will maximize natural light and views, according to the release, while two ceremonial staircases connect the indoor and outdoor spaces and link the pool to the view patio. Floors 17 to 20 have extended window coverage, while penthouse residences are distinguished by higher ceilings.
The project is the second joint venture development between StreetLights Residential and Mitsui Fudosan America, the US subsidiary of Japan’s largest real estate company, following Olivera 351-unit, 18-story high-rise located in the Cityplace neighborhood near Uptown Dallas. Other local StreetLights developments include The Galatyn and The Hamilton.
