What was once an underutilized site has been transformed into a dense, pedestrian-oriented mixed-use development with more than 130 market-rate residential units above a structured podium with 208 underground parking spaces, more than 10,000 square feet of resident amenity space and approximately 20,000 square feet of street frontage. Located adjacent to one of the region’s most active mixed-use retail and dining destinations, the project provides much-needed housing in a high-demand market while contributing to the city’s continued growth and vitality through thoughtful design, strategic density and strong integration with the surrounding community.

The limited staging areas and continuous activity around the site required very detailed step-by-step planning and logistics to avoid disruption to nearby businesses and public traffic. At the start of excavation, the originally planned earth dump was not available. With more than 25,000 cubic meters of material requiring transportation, the team quickly identified and coordinated an alternate dump site, allowing earthmoving operations to continue as planned.
