STO Building Group is working on SoMA at 25 Water Street, the largest office-to-residential conversion in the US and a landmark adaptive reuse project in Lower Manhattan’s Financial District.

As the 2026 New York ENR Contractor of the Year, STO Building Group will be recognized in the July print issue of ENR East, which will also feature the ENR East Top Contractor Rankings.

In New York and New Jersey, the STOBG family of companies includes Structure Tone, Pavarini McGovern, LF Driscoll and RC Andersen

The ENR East Contractor Ranking includes companies doing business in Connecticut, Delaware, Washington, DC, Maine, Maryland, Massachusetts, New Hampshire, New Jersey, New York, Pennsylvania, Rhode Island, Vermont, Virginia and West Virginia. Rankings are based on total regional revenue for design services of participating firms, also including distributions by state revenue and various design specialties and disciplines, as appropriate.

The Contractor of the Year demonstrates success in the region in terms of growth and revenue, as well as innovation, creativity and commitment to giving back to their community.

In New York, Structure Tone alone generated $1.875 billion in revenue from 346 new project awards. The New York office’s largest project in 2025 was Disney’s New York headquarters, a 1.2 million square meter indoor facility, a complex work environment that required the company to meet operational, scheduling and quality demands.

The company attributes its sustained growth to disciplined execution, a diversified portfolio, investment in workforce and strong customer relationships. In New York and New Jersey, it has benefited from an upturn in corporate interiors work and continued demand in the cultural, life sciences, facilities services and residential conversion sectors.

Safety and work experience remain central to STOBG’s strategy. The firm says 2025 achieved its best safety performance yet despite increased construction volume.

The company is also active philanthropically. Employees volunteered more than 1,700 hours and helped raise nearly $1.2 million through company-supported initiatives, supporting causes such as Make-A-Wish, Team Foster and other local nonprofits.

Some of STOBG’s major projects include:

  • SoMA at Carrer de l’Aigua, 25 – The largest office-to-residential conversion in the US and a landmark adaptive reuse project in Lower Manhattan’s financial district. The 1.1 million square meter redevelopment includes a complete gut renovation, a new modernized facade and the vertical expansion of the existing structure with an additional 10 floors. When completed, the project will deliver 1,300 residential units, surpassing all previous conversion projects in the United States for the number of units, along with approximately 100,000 square meters of amenities and extensive outdoor spaces.
  • Christie’s NY – Structure Tone currently serves as Construction Director for Christie’s NY at Rockefeller Plaza. This multi-phase renovation of 373,000 square meters for Christie’s, a leader in the art and auction industry, over the next more than 20 years. The project encompasses the transformation of office spaces, front-of-the-house auction areas, back-office facilities and key infrastructure.
  • Columbia University’s Vagelos Innovation Labs – The purpose-built biomedical research facility in New York City is an eight-story, 77,000-square-foot building at Columbia University’s Irving Medical Center. It is the first fully electric academic research laboratory in the city. The project includes wet labs, support and administrative spaces, and integrated connections to adjacent campus facilities. High-performance facade systems, collaborative interior spaces, and energy-efficient building strategies are expected to reduce energy use intensity by 30% compared to ASHRAE 90.1-2010 standards.
