One Rangers Way is the first residential community in the $4 billion Arlington Entertainment District, developed under a public-private partnership with the Cordish Cos., Texas Rangers and the City of Arlington.
The eight-story, 514,324 gross square meter building has a concrete podium and a wooden structural system. It has 300 residential units ranging from studios to penthouses. A terrace with equipment on the fourth floor cantilevers over the park, maximizing views of the stadium.
Management of elevation changes and proper site conservation required an excavation system supported by earth keys and anchored soldier piles. The design and construction teams leveraged construction management platforms to maintain seamless weekly coordination and proactively resolve structural challenges.
The contract was structured under a guaranteed maximum price with several deductible bonuses to meet the owner’s initial budget parameters, but the owner chose to add several million dollars to the scope to finance premium luxury upgrades. Because the contractor managed the core construction costs tightly, the team absorbed the scope additions and changed financial goals while still staying on budget.
