This five-story wood-frame luxury residential complex brings 255 one- and two-bedroom apartments to the Maryland Heights area and is the first residential community to be built at Westport Plaza.
Completed under budget and ahead of schedule in December 2024, this $64 million project was delivered in phases, which saw three towers built in staggered sequences. This strategy required precise planning to optimize inspections, trade stacking and workforce scheduling. Aggressive advance planning and extensive off-site prefabrication minimized site congestion and accelerated vertical construction while reducing time and costs. Prefab elements included under-slab plumbing sets and tub/shower units; fully built and pre-wired electrical panels; and paneled wood structure components.
One of the most complex areas involved routing the sanitary sewer line through an intersection bordering the site. Due to elevation limitations, the main line had to exit through the garage wall maintaining a constant grade from the furthest point of the structure. As part of the team’s sustainability efforts, asphalt millings from the demolished parking lot were reused and compacted as structural fill.
