As the first phase of Pop Blocks’ larger master plan to reimagine a former Pepsi bottling facility, this project transformed an industrial site into a vibrant, pedestrian-oriented center focused on art, community and sustainable urban living.

The scope of work included an eight-story, 335,000-square-foot residential building with 219 units that mixed work and living spaces, townhouses, affordable apartments and market-rate units. Two residential towers are connected by six cell bridges and share common underground parking, while an 8,600 square meter community plaza unites the complex.

The adjacent historic 1961 Pepsi Pavilion was also painstakingly restored. When structural analysis revealed significant rot in the original glulam beams, the team decided to replace only the critical structural points with custom steel connections and selectively replicate the glulams. Each original beam had a unique radius, which the team matched at the connection points to ensure a perfect fit.

Deploying a reverse cycle cooling water heating system, rarely used in multi-family buildings, required extensive coordination for intake and exhaust mechanical sizing and electrical load management. Splash has a fully electric RCC system for domestic hot water, which reduces energy consumption by up to 63%.
